Alpharetta is where builder-grade landscapes go to age out. We've done 52 yards here since 2009 — the pattern is almost always the same: a 2008–2015 new-construction home where the builder's $4,000 landscape has reached year seven and looks every bit of it. Foundation refresh, outdoor room builds, regrading for positive drainage, and getting the irrigation system (if there is one) actually working. Alpharetta lots built between 2000 and 2018 were aggressively graded and the topsoil sold off. What's left is heavily compacted clay fill with almost no organic matter. We typically excavate beds to 10–12" and replace entirely with amended soil before any planting. We also regularly add or extend french drains since builder grading usually pitches toward the house.
Compacted builder fill
Most Alpharetta lots have 2–3" of sod over pure construction fill. Nothing establishes well until you remove the fill and replace with amended bed soil. We cost this into every proposal upfront.
Deer pressure
North Fulton deer are bold and numerous — Crooked Creek and Windward neighborhoods especially. We design with a strict deer-resistant palette and never promise performance on anything that ends up on deer menus.
Builder irrigation systems
Most Alpharetta new-construction homes have a builder-installed irrigation system that was designed for instant sod, not long-term landscape. We audit every system before we plant — controllers, heads, zones — and recommend upgrades if needed.
HOA design standards
Most Alpharetta subdivisions have covenant-governed front-yard design. We've worked with Windward, Crooked Creek, and North Point HOAs and know what gets through the design-review board and what comes back for revision.

Free 90-minute consult on site. We listen, measure, photograph, then draft a scaled landscape plan with 3D renderings of the major hardscape. You see the patio before we pour the base.
Build — ICPI-certified, owner-supervised, one crew
Same five-person crew on every project, led by Marcus. Engineered base for every paver. No sub-contractors except licensed electrical and plumbing. Daily site cleanup, project manager on speed dial.
Maintain — the same people who built it keep it
Optional monthly plans starting at $120/mo. Whoever maintains your yard is the same person who designed the beds. Plant warranty extends through the first full year on a Greenline plan.
