A Full Landscape Renovation (full property redesign, hardscape patio, drainage, plantings, lighting, irrigation) runs $25,000–$65,000. Estate-scale design-builds run $80,000–$200,000+. Almost always sod for warm-season grasses (Bermuda, Zoysia) and seed for cool-season grasses (Tall Fescue). Bermuda sod from a Cobb-county farm establishes in 2–3 weeks and is camera-ready immediately; seeded Bermuda takes a full growing season and the weed pressure usually wins. Fescue seed in October establishes well by April. Don’t seed warm-season grasses in metro Atlanta unless you’re budget-constrained — you’ll spend the savings (and more) on weed control year one.

Front Yard Refresh: 3–5 days on site after a 1-week design phase. Full Landscape Renovation: 2–3 weeks design + 4–8 weeks build. Estate-Scale: 3–4 weeks design + 8–14 weeks build. Hardscape installs typically book 4–8 weeks out (longer March–May, the busiest window). Maintenance starts within 7 days of contract. We give you the calendar at contract signing and hit it.

Yes — and on most of the hardscape and full-renovation projects, drainage work happens before anything else. French drains, dry creek beds, regrading for positive flow, downspout extensions, and dry wells. Irrigation is Hunter and Rain Bird with Wi-Fi smart controllers, drip zones for beds, and weather-aware scheduling. New irrigation install runs $2,400–$9,000. Drainage on a typical lot is $3,000–$12,000.

We lean heavily native for performance reasons, not ideology. Native oakleaf hydrangea, native azalea, beautyberry, switchgrass, and yaupon holly all survive Atlanta summers without irrigation drama, resist deer better, and feed pollinators. We use proven non-native ornamentals (boxwood, Japanese maple, dwarf nandina ‘Flirt’) where they earn their keep. The mix depends on your light, soil, and HOA — we’ll show you both options at the design consult.

We handle the design-review submission for every neighborhood we work in: Avondale Estates, Historic Brookhaven, Historic Roswell, Indian Hills, Atlanta Country Club, Mount Vernon, Buckhead HOAs, and Crabapple. We submit the scaled drawing package, attend the review meeting on your behalf, and adjust before approval if the board pushes back. We have a 100% approval rate on submissions we’ve made on behalf of clients.

Tree protection is in the design phase, not the field phase. We map critical root zones (typically 1.5x the dripline radius), route hardscape around them, use air-spade methods near roots if we have to dig, and never store materials or park equipment inside the protected zone. On Decatur and Sandy Springs projects, we work with a certified arborist for any trees inside the protection zone. We’ve never lost a heritage tree we worked around.

Both. About 70% of our install clients move onto a monthly maintenance plan with us after install — same crew, same designer, same office. Plans run $185 bi-weekly (Basic) to $725/visit Full-Service (Estate). On a maintenance plan, plant material is warrantied for the full first growing season and we re-flush mulch beds every spring and fall. Long-term continuity is what keeps a $50k landscape looking like new in year ten.
