Brookhaven is bungalow + ranch territory. 1920s–50s housing stock on flat city lots with tight side-yard access and a fair amount of buried surprises in the soil. Most projects are foundation refresh, Belgard paver work, side-yard reclamation, and tree protection.

Ashford Park and Drew Valley sit on lots that were graded with whatever was on hand in 1948. We routinely hit construction debris (concrete chunks, old brick, buried trash) when we dig. Plan for excavation surprises. We sift and haul on every project rather than burying issues for the next contractor to find.
Tight side-yard access
Most Historic Brookhaven lots have 30–40" side gates with brick columns. We size hardscape installs around the gate — usually a Dingo or wheelbarrow operation, no Bobcats.
Buried surprises
Old infill, debris, abandoned utilities, dead concrete pads. We pre-bid 5% contingency for excavation surprises on every Brookhaven hardscape project.

Foundation planting refresh
Most lots have 1950s-era boxwood + yew foundations that have aged out. We tear out and replace with native equivalents at scale.

Full tear-out of 1955 yew + boxwood foundation, replaced with native deer-resistant palette, fresh mulch, drip irrigation. 14 species, 110 LF of beds.
Converted unused 380 sqft side yard into a Belgard paver retreat with cedar privacy screen and FX path lighting.

Design — on paper before a shovel goes in the ground
Free 90-minute consult on site. We listen, measure, photograph, then draft a scaled landscape plan with 3D renderings of the major hardscape. You see the patio before we pour the base.
Build — ICPI-certified, owner-supervised, one crew
Same five-person crew on every project, led by Marcus. Engineered base for every paver. No sub-contractors except licensed electrical and plumbing. Daily site cleanup, project manager on speed dial.
Maintain — the same people who built it keep it
Optional monthly plans starting at $120/mo. Whoever maintains your yard is the same person who designed the beds. Plant warranty extends through the first full year on a Greenline plan.
