Case study · Mount Vernon · Sandy Springs, GA
Full estate redesign · 1.8 acres · 14 weeks
1.8-acre Mount Vernon estate with a 200-year oak network in decline from decades of soil compaction, a failed 1980s pool surround patio, and ad-hoc landscaping from four different prior contractors. The owners wanted a single cohesive design that respected the heritage trees and stayed beautiful for the next 20+ years of ownership.
We worked with a certified arborist from day one. Air-spade decompaction across the critical root zones of the four heritage oaks. Removed the failed pool surround patio and replaced it with a 920 sqft Techo-Bloc terrace routed around all critical root zones. Built a 60-LF dry-stacked stone retaining wall to terrace the back slope, installed a 28-LF cedar pergola over the new outdoor kitchen, and zoned 11 drip-irrigation circuits for the bed network.

Design phase
Three site walks, arborist consult, soil testing, three design rounds. Scaled site plan + 3D render + materials board.
Arborist + drainage prep
Air-spade decompaction on heritage oaks. French drain network trenched. Dry wells installed. Failed pool surround removed.
Wall + terrace build
Dry-stacked stone wall built, Techo-Bloc terrace laid on engineered base, kitchen plinth and pergola erected. All structural work in 5 weeks.
Plantings + irrigation
Bed soil replaced to 10", 140+ plants across 14 species installed, 11 drip-irrigation zones run, smart controller commissioned.
Lighting + walkthrough
FX architectural lighting designed at dusk on three site walks, focal-tree uplights aimed, walkthrough + care binder handoff.
Outcome
Owners are on year three of a Greenline Estate maintenance plan. The arborist's year-two report showed measurable canopy recovery on all four heritage oaks. The Techo-Bloc terrace shows zero settling at year three — engineered base + drainage win. The family hosts a fall garden party for 90 guests every year on the terrace.
Our process
One company. Three phases. Same designer at consult, same crew at install, same office calling to schedule the next mow. That’s how a yard you spent fifty thousand dollars on still looks like new five years later.
Design — on paper before a shovel goes in the ground
Free 90-minute consult on site. We listen, measure, photograph, then draft a scaled landscape plan with 3D renderings of the major hardscape. You see the patio before we pour the base.
Build — ICPI-certified, owner-supervised, one crew
Same five-person crew on every project, led by Marcus. Engineered base for every paver. No sub-contractors except licensed electrical and plumbing. Daily site cleanup, project manager on speed dial.
Maintain — the same people who built it keep it
Optional monthly plans starting at $120/mo. Whoever maintains your yard is the same person who designed the beds. Plant warranty extends through the first full year on a Greenline plan.
Homeowner voices
We don’t buy reviews and we don’t buy leads. These are Atlanta-metro homeowners whose yards we’ve put hands on in the last 90 days. Full Google reviews linked from each.
We had three landscapers quote our Buckhead backyard. Greenline was the only one who showed up with a sketchbook and asked what we actually wanted to *do* in the space. Three weeks later we have an outdoor room we use four nights a week.

Marcus designed our front yard in 2017 and Renee has maintained it since 2019. The yard still looks like the day it was installed — actually better, because the maples have filled in. That kind of continuity is hard to find.

Belgard paver patio and outdoor kitchen in Alpharetta. They pulled permits, coordinated electrical and gas, and finished on the day they said. The cost was the cost. No change orders, no surprises. We're getting a pool next year — Greenline gets the call.
